What types of property are available in Puerto Banús?
Puerto Banús is often described as a ‘millionaire’s playground’ – and, as a result, people often assume that properties in the area are all large, expensive mansions. But in truth, the area offers a wide range of property styles and sizes to choose from, with something to suit everyone.
One-bedroom apartments with a spacious living and dining area. Compact townhouses perfect just for two. Large beachfront villas with direct access to the coastline. Penthouse suites with spectacular sea views. Some with a modern interior design and state-of-the-art features. Others traditionally Spanish, with charming Andalusian character. Property in Puerto Banús certainly covers all the bases.
Whichever style you choose, most homes in the area are located in exclusive gated communities, surrounded by subtropical gardens with a communal pool and spectacular views. Just a short walk away from the marina, they’re the perfect setting to relax and unwind – whilst also being ideally positioned to make the most of this bustling glamorous resort and all that it has to offer.
Would a Puerto Banus property be right for me?
Since its development in the 70s, Puerto Banús has become synonymous with luxury and affluence. Superyachts are moored in the marina.
Sophisticated restaurants, piano bars, and high-end boutiques can all be found along the water’s edge. It is also home to many world-class golf courses. If you’re looking to rub shoulders with the rich and famous, this is the place to be.
Thanks to its warm sunny microclimate and buzzing atmosphere, it’s also a top destination for tourists – particularly during the summer months. For this reason, Puerto Banús real estate usually offers a great return on investment and is a popular choice for those who wish to rent.
But this is just one side of this multi-faceted resort.
Beyond the glitz and glamour, Puerto Banús is a truly beautiful place to live – with a magnificent backdrop of rocky mountains, a white sandy coastline, and glistening blue sea. Many of its suburbs retain the feel of a quaint Andalusian fishing village, with tapas bars and chiringuitos.
Well-connected to the coastal road, it’s located just 40 minutes away from the international airport of Málaga – making it a convenient base for a holiday home or for when family comes to visit.
The cost of living is reasonable, with a fantastic range of day-to-day amenities in the local area. However you prefer to spend your days – whether that be relaxing poolside, going for a stroll along the beach, taking part in water sports, or teeing off – there’s something for everyone to enjoy.
How much does Puerto Banús real estate cost?
Puerto Banús properties tend to be a little more expensive compared to the rest of the Costa del Sol. However, there’s still something to suit all budgets. You certainly don’t need to be a multi-millionaire to enjoy the so-called ‘millionaire’s playground’ and all that it has to offer.
Of course, larger homes and new developments – particularly those in prime locations – do fall at the top end of the scale, with an average price of €3,000,000+. As you can imagine, these are spectacular properties with features and views that will truly take your breath away. But beautiful apartments and townhouses are also available in the area for under €350,000.
Here at Bromley Estates Marbella, we like to cater for all clientele. Our portfolio includes properties to suit all budgets and, whatever price you have in mind, we’ll find your dream home in Spain.

Is Puerto Banús an expensive place to live?
Puerto Banús is nicknamed the ‘St Tropez of Andalucia’. Synonymous with luxury, it’s a magnet for the rich and famous and the impressive marina is lined with superyachts, high-end fashion boutiques and exclusive bars and eateries. So you’d be forgiven for assuming it’s an expensive place to live.
But the reality is, the cost of living here is just as reasonable as anywhere else in the Costa del Sol.
Some properties for sale in Puerto Banús do come with a large price tag. But for those with a more modest budget, beautiful homes are also available for as little as €200,000 - €300,000. Day-to-day bills (e.g. household utilities, tax, groceries) tend to cost less than in the UK and Europe. Even if you can’t afford to dine at Michelin star restaurants every evening, eating out can still become a way of life – with plenty of affordable chiringuitos and tapas bars serving up delicious local food.
It may be described as the ‘millionaire’s playground’, but you certainly don’t need to be a millionaire to live in Puerto Banús. Most people find their income stretches a lot further than expected.

Which is the best area to buy property in Puerto Banús?
This depends on your personal preferences and budget.
Puerto Banús can be split into two broad areas – north of the marina, and the marina itself.
The marina is very flat and conveniently within walking distance of the bustling shopping district, making it a great option for retirees. Some people find the area a little too busy, particularly during the summer. But it’s perfect if you wish to be close to the action.
Properties here tend to be modern apartments, with unobstructed views out to sea. They’re the crème de la crème of Puerto Banús real estate – and as a result, they tend to be very expensive.
The north side is a much more residential area known as Nueva Andalucía. Apartments, villas and townhouses can all be found nestled into the mountains – some contemporary, some traditional. Located inside secure gated gardens, these typically offer residents access to shared on-site facilities (such as tennis courts, heated pools, shops etc) and tend to be better suited to families. Prices here are also a touch lower.

Or if you fancy some gentle exercise, take a leisurely stroll along the seafront promenade. It’s easily walkable and the perfect way to spend a warm, sunny day.As it’s well-connected to the coastal road, Puerto Banús is the ideal base for a property. A variety of popular resorts – including Estepona, Cabopino, Elviria, San Pedro de Alcantara, Nueva Andalucia and more – can all be reached in 20-30 minutes. And Málaga International Airport is just 40 minutes away by car.
